
Real Estate Opportunity Fund I
Novawest is in the process of forming a new private equity fund (“the Fund”) to take advantage of a depressed national market and new pricing opportunities across a diverse class of real estate assets in the western half of the United States. The Fund seeks to acquire a portfolio of strategic properties to be managed, developed, leased and ultimately sold. Target assets will include attractively priced residential and commercial properties that demonstrate a high potential for future appreciation, profitable development or re-development and in certain cases, income generation. Qualifying properties and projects will be further evaluated through the prism of sustainable ideas, design, and practices. In addition to the acquisition of real property through traditional means, the Fund may acquire interests in viable real estate projects through foreclosure, the purchase of senior debt or otherwise.
Novawest’s principals will comprise the General Partner of the Fund and Novawest will manage the Fund. The current market reflects new pricing opportunities that allow Novawest to add significant value to the acquired inventory and return it to the market for value capture. Many of the favorable current pricing opportunities may be driven even lower by the bargaining strength of the buyer. As a cash purchaser, capable of sophisticated due diligence analysis and, where appropriate, quick closings, the Fund will enjoy significant advantages in this market.
